Munich is one of the most popular cities in Germany, making the search for accommodation challenging but not impossible. Many students rely on private housing options, including:
- Flat-shares: approx. € 500–600per month
- Privately run residence halls: approx. €400–600 per month
- Single apartments: approx. €700–1,000 per month
Universities in Munich do not operate their own residence halls and cannot directly provide housing for students. However, they do offer support in finding suitable accommodation.
Hochschule München receives only a limited number of service-package rooms from Studierendenwerk München, which are reserved exclusively for our exchange students.

Additional Advice:
• Start Early: Begin your search well in advance and plan to arrive in Munich a few days or weeks before Orientation Week.
• Plan Around Festivals and Trade Fairs: Keep in mind that accommodation costs rise significantly during Oktoberfest, Frühlingsfest, and important Trade Fairs making hotels and hostels more expensive.
Stay Safe: Avoid Scams
- Be cautious of fraudulent rental advertisements. Watch out for the following warning signs:
- The listing is only written in English.
- The landlord communicates exclusively via email and does not provide full contact details (e.g., full name, phone number, or address).
- The price is unusually low for Munich:
- Single rooms: average €500 – €800 per month
- Two-room apartments: average €800 – €1200 per month
- You are asked to transfer money through services like Western Union or similar platforms before your arrival or without having seen the apartment. Never ever send money in advance!
- The photos of the property look overly polished, as if taken from a catalogue.
- By staying vigilant and following these tips, you can avoid common pitfalls and find safe and reliable accommodation in Munich.
What is a service-package room?
Service-package rooms are provided to HM in limited numbers by the student union (Studierendenwerk München). These rooms offer a simple, single-room option in student residence halls.
Key Features:
- Room Type: Single room within a shared flat, including a shared kitchen and bathroom (mixed-gender). While you won’t have a roommate, you will have flatmates – up to 10 students may share one flat.
- Welcome Package: Includes a sleeping bag, pillow with a pillowcase, and a bed sheet to help you settle in.
- Support: Tutors are available to assist you with orientation in your dormitory and in Munich. This service complements the existing Welcome Service and Buddy Service programmes.
- Rental Prices: €270–€500 per month, depending on the room size.

Where are service-package rooms located?
The residence halls with service-package rooms are spread across Munich. These halls are not designated for a specific university, and students from various universities reside in them. Some are located closer to HM, while others are further away. However, thanks to the city’s excellent public transportation system, HM is easily accessible from almost all residence halls.
How can I apply for a room?
Service-Package Room Allocation
Due to the limited number of rooms, a lottery will be held among all exchange students who have applied for a service-package room. These rooms are allocated exclusively by the International Offices of the universities.
How to Apply:
To apply for a service-package room, simply select "Yes" in the relevant field of the online application form for exchange students at Hochschule München
Who can apply for a room?
Only exchange students from HM’s partner universities are eligible to apply.
Please note:
- Incomplete or late applications will not be considered.
- Students nominated beyond the yearly quota set by the bilateral agreement cannot be accommodated.
Due to limited availability, only about 30%–50% of incoming exchange students are assigned a room in one of the student union’s residence halls.
Can I apply directly to Studierendenwerk München?
No, you cannot apply directly to Studierendenwerk for a room. All applications must be submitted through the Hochschule München online application form.
Exception: If you are an international degree-seeking student at HM and plan to study for more than three years, you may apply directly to the Studentenwerk.
When will I know if I got a room?
- 6-8 weeks after the application deadline, the International Office will inform you whether you have been assigned a room in a residence hall.
- If you are assigned a room, we will forward your contact details to Studentenwerk.
- Please note that Service-package rooms are exceptionally allocated by the International Offices of the universities. If you have any questions, please contact the International Office directly, not Studentenwerk.
What are the next steps after I’ve been assigned a room?
- 6-8 weeks after the application deadline, you will receive an official room offer (Acceptance of Accommodation) via email from Studierendenwerk. Please check both your inbox and spam folder regularly.
- To confirm your acceptance, sign the "Acceptance of Accommodation" and return it to Studierendenwerk by the given deadline.
- If you do not respond by then, the offer will expire, and the room will be offered to another student on the waiting list.
- If you decide not to accept the room, please inform the International Office as soon as possible.
- Please note: By signing the "Acceptance of Accommodation," you agree to pay three months' rent in advance, along with a deposit.
How long can I rent the room?
The lease is fixed for 6 months and cannot be terminated before the end of the rental period.
You can only move in on weekdays during the office hours of the Studentenwerk München administration office.
- Winter semester contract: 01.09. - 28.02.
- Summer semester contract: 01.03. - 31.08.
Please note: It is not possible to extend the rental contract with Studentenwerk, even if you are staying at HM for two semesters. If you plan to stay for two semesters, you will need to arrange accommodation for the second semester on your own.
What are the rental terms for a room?
Move-in deadline: You must move into your service-package room within the first 10 working days of March or September. If you do not arrive within this period and do not inform us in advance, the room will be offered to someone on the waiting list.
Fixed lease term: The lease is for 6 months and cannot be terminated before the end of the rental period.
No extension option: It is not possible to extend the rental agreement with Studentenwerk, even if you are staying at HM for two semesters.
Monthly rent: You must pay the monthly rental fee, regardless of whether you occupy the room for the full month (e.g., if you arrive or depart mid-month).
Advance payment: To secure your room, you will need to pay three months' rent in advance.
Deposit: A one-month deposit is required when moving in. The deposit will be refunded within 2-3 months after your lease ends, provided the room is left in good condition.
Cleaning responsibilities: You and your flatmates are responsible for maintaining the cleanliness of the kitchen and bathroom.
Travel times: Traveling from the student residence halls to HM campuses can take up to 45 minutes. This is typical in Munich.
